Seasonal Agreement
This agreement, prepared this XXst day in January, 2009 in consideration of the following conditions entered into by:
Mark Poole does lease unto John Doe:
A furnished 3 bedroom 2 bath residence located at 129 Leserra Lane in Islamorada, Florida.
All amounts are in U.S. dollars.
Security deposit of $500 is required and will be refunded within thirty (30) day of departure.
Property to be occupied only as an immediate domicile commencing: 3:00 PM Saturday, July XXth and ending 10:00 AM Saturday, July XXth, 2009.
Rental amount: $1,500
Cleaning fee: $125
Tax: $187 (State and local tax rate for short term rentals 11.5%)
Initial deposit of $500 is due immediately.
Balance of: $1,812 ($1,600 + $500 + $125 + $187 less $500 deposit) due Check or Cash by (three weeks before you arrive) XXth, 2009.

Tenant hereby agrees as follows:
To make any and all repairs to premises when damage was caused by the fault of tenant: will at the end of this lease surrender and deliver premises, without demand, in as good order and condition as when entered upon. Loss by inevitable accident, ordinary wear excepted. Damage by tenant will be deducted from security deposit.
To permit landlord, at any reasonable time, to enter premises for the purpose of exhibiting the same or making repairs thereto.
Owner to pay all utilities (cap for electric and water $175), base telephone service and base TV service. You must use a credit card or phone card for long distance phone calls (any call outside Monroe County (the Florida Keys) is a long distance call).
Check in/Check out: Directions and key will be provided prior to your arrival. Unless other arrangements are agreed to, check in time is 3:00 PM and check out time is 10:00 AM.
It is further understood, this lease is not cancelable and the deposit is not refundable unless we receive sixty (60) days prior notice.
The house is on a septic system. Please do not put any food items, grease or harsh chemicals (i.e. Bleach or ammonia) down drains. As water is a scarce commodity in the Keys, the tenant will please be conservative in its use.
Tenant indemnifies owner and agent against any claim arising from personal injuries to his or herself, or all guests, occurring on the above referenced property at any time.
Tenant is not to use the premises, or permit the use of premises for illegal or improper purposes or permit to be made any disturbance or annoyance detrimental to the premises or the comfort and peace of the inhabitants of the vicinity of the premises and agrees to abide by the rules and regulations of the community.
Tenant is not to sublet the premises without specific permission from landlord.
It is further understood that if the tenant violates any of the covenants of this agreement the tenant shall become tenant at sufferance, waiving all rights of notice to vacate premises and landlord shall re-enter and re-take possession immediately and deposit will be forfeited.
Radon is naturally occurring gas, when accumulated in a building may present health risks to persons exposed to it over time. Levels of radon that exceed Federal and State Guidelines have been found in building in Florida. Information regarding radon may be obtained from the County Public Health Unit.

The property is being reserved for 8 people. Additional persons are subject to denial or additional charge.
Inflatable swimming pools are prohibited on the property (fencing on site will not protect small children or comply with local regulations to enclose pools).
Automobile information: Only 4 vehicles allowed at the premises and recreational vehicles are strictly prohibited.
